Colliers, commissioned by Resorts Development Agency in collaboration with Ltd Geographic, performed a Technical-Economic Feasibility Study for transforming the ancient settlement of Shulaveri into a prominent tourist destination. The study encompassed an initial concept for the Development Plan, a comprehensive cultural heritage plan, allocation of archaeological zones and transit areas, international comparisons, and identification of development lands in Shaumiani village. It proposed financially viable development quantum along with detailed economic- financial plan and return analysis.

Toba-Varchkhili Lakes Huts System

Economic Feasibility

Colliers, along with ltd Geographic, has worked on the feasibility study of a network of huts to provide trekkers to the iconic Tobavarchkhili lakes places to stay overnight. The project included a comprehensive survey of the location, a detailed study on the nature of the tourism industry in the region and in the country, an overview of relevant cases in the country as well as abroad, an overview of the technical feasibility of the huts, development of the concept of the network of huts, as well as modelling of the financial performance of our concept for a period of 10 years.

Colliers advised SilkRoad Group client on the market and feasibility study of the proposed hotel development in Tsinandali, Kakheti region. This was a joint project of Colliers UK and Colliers. We have carried out the detailed site analysis, studied the regional hotel market of relevance and provided the client with 10y performance projections of the proposed development.

The Biltmore Tbilisi Hotel

To accurately assess the value of the Biltmore Tbilisi Hotel, situated at 29 Rustaveli Avenue in Tbilisi's city center, our team conducted a thorough valuation. This luxury hotel is distinguished as Georgia's first glass skyscraper and stands among the tallest hotels in the Caucasus Region. Featuring 214 rooms, five dining venues, a ballroom, an amphitheater, meeting rooms, a casino, and office spaces, our appraisal encompassed comprehensive evaluations of both real estate and movable assets. We identified, categorized, and recorded 11,300 assets during the inventory process. The valuation of the real estate employed the income approach, specifically using discounted cash flow analysis, aimed at facilitating accurate financial reporting.

To accurately determine the value of East Point Shopping & Entertainment City, which features a diverse array of attractions including over 150 fashion shops, 20 restaurants, an indoor amusement park spanning 3,500 square meters, a bowling center with 12 professional lanes, and a Cavea cinema with an IMAX screen, our team employed the income approach. Specifically, we utilized discounted cash flow to evaluate the property as real estate. Our comprehensive analysis covered all aspects to ensure a thorough evaluation of the property's value, conducted specifically for financial reporting purposes.

CH 64 Business Centre

To accurately assess the value of "CH-64," a premier NFPA-accredited business center renowned for its A Class energy efficiency and adherence to international standards, where Colliers had also worked on construction supervision, our team conducted a thorough valuation using the income approach. The office spaces within CH-64 are utilized by international organizations and diplomatic corps representatives, highlighting its strategic importance. This valuation was meticulously carried out to meet stringent financial reporting requirements.

Lopota Lake Resort & Spa

To assess the value of "Lopota Lake Resort & Spa," nestled in the heart of the Kakheti region, Colliers conducted a thorough valuation. This expansive property surrounds Lopota Lake against the backdrop of the scenic Caucasus Mountains. The resort stands as one of Kakheti's largest, offering 311 rooms across its premises, complemented by diverse dining options including Georgian, European, and Asian cuisine. Facilities encompass spa centers, Shato Buera, an aqua park, a jazz club, as well as extensive conference, meeting rooms, and recreational areas. Our valuation, focused on secured lending, utilized an income approach methodology to precisely determine the property's market worth. It is important to note that Colliers had also worked on project management for this resort.

King David Business Centre

Brokerage

The concept for the redevelopment, property marketing, and market introduction of King David, the first Class A business center in Georgia, is associated with the name of Colliers. The 19-story complex, located on 12,000 square meters, has become the location for numerous international and local companies thanks to Colliers' exclusive brokerage services. The project is distinguished by its functional mix, which was developed according to Colliers' redevelopment concept. The additional benefits that fully meet the needs of the clients include a conference hall designed for 100 delegates, business meeting rooms, its own cafeteria, a terrace bar, 18 hotel rooms, a 300 square meter lobby/reception area, its own underground parking, a spa and fitness center, and a swimming pool with views.

Low-density Residential Projects

To create a new, unique suburban living experience for customers, Colliers has developed a series of low-density residential projects called Suburbani. These projects are being developed in and around Tbilisi, away from the city's noise, in an ecologically clean environment. The concept of suburban settlements goes beyond just creating physical infrastructure and includes the introduction of services essential for urban comfort. The settlements retain the identity and style of the neighborhood, and the project is managed by Colliers itself.
